Prefab Pathways is a pay-as-you-go construction concierge service dedicated to helping private landowners navigate the journey of building prefabricated and modular homes. We provide practical guidance, checklists, vendor questions, and decision support—delivered in easy-to-budget hourly sessions—so you can move from raw land to a residence or rental property with confidence.​​

When my wife and I started our land search and home build journey in 2020, we couldn’t find a service provider who would work with us to build a prefab home, without handing the whole project to a developer or a general contractor. 

So we did it ourselves: land search, due diligence, site development, permitting coordination, and prefab delivery - learning along the way through real decisions, tradeoffs, and “wish we knew this sooner” moments.

Prefab Pathways shares those lessons learned to help you find your way home. We’re not a construction company or real estate developer - we're more like a coach in your corner and construction consultant helping you do this yourself, avoid mistakes and save money on your pathway to a prefab home.

Where we started in 2020.

Prefabricated vs. On-site

Prefabricated home construction carries several advantages compared to traditional on-site building:

  • Bulk material purchases and on-demand labor sourcing leads to impressive cost savings and faster delivery times.

  • The efficiency of building in a factory prevents any weather-related construction delays and interior/exterior exposure to water.

  • With options to customize and design your own floor plans, prefab structures offer a unique blend of uniformity and character that helps simplify the process of building a home. ​​

  • Many prefab construction homes ship fully assembled and ready for connections to power, water, gas, sewer/septic, etc.

  • Transportation costs can be minimized with factory proximity and adequate location preparation. ​

From Parcel to Prefab

We offer hourly consultation sessions to help you reach key milestones along your pathway to a prefab home:

​​​​Land & Feasibility Check

  • Parcel fit for prefab/modular (access, topography, constraints, setbacks—at a practical level)

  • Due diligence checklist (survey, soils, well/septic considerations, easements, conservation limits, access/driveway realities)

  • Budget framing and “what drives cost” overview

Permitting Navigation Support

  • Helping you understand typical county process steps and what documents are commonly required

  • Preparing your “permit packet” checklist and coordination plan (you or your licensed pros submit)​​​

Site Development Planning

  • Sequencing roadmap: driveway/access → clearing → utilities → septic/well → foundation → delivery

  • Utility coordination guidance (power, internet, water/well, septic) and what to ask each provider/trade

  • Bid-comparison support (scope alignment, apples-to-apples questions, red flags)

Financing Readiness

  • Construction-loan and mortgage readiness checklist

  • Lender questions, draw schedules, contingency planning, and document organization

Prefab/Modular Delivery Prep

  • Manufacturer/builder interview questions and decision matrix

  • Delivery day readiness planning (access, crane needs, site staging, timing)

  • Builder punch-list and coordination checklist (helping you stay in charge)

Final Connections & Home Inspection

All services include the first fifteen minutes of discussion free of cost, before billing at an hourly rate of $125.

 

Prefab Pathways does not:

  • Act as a general contractor or construction manager

  • Hire, supervise, schedule, or direct subcontractors on your behalf

  • Handle payments to trades or purchase materials for clients

  • Provide engineering, architectural, surveying, or legal services

  • Provide jobsite safety oversight, means/methods direction, or inspections

  • Guarantee permit approvals, costs, timelines, or construction outcomes
