Can Your Driveway Handle Modular-Home Delivery?

Modular-home delivery asks far more of a driveway than daily residential traffic. Long, wide modules may arrive on specialized carriers and need enough room to turn, climb, stage and align with a crane. A route that looks generous from a car can fail once the actual transport geometry is applied.


Evaluate access before finalizing the house location or production contract. The driveway, module route, crane position and utility plan should be designed together.


Start with the actual module and transport dimensions

Ask the manufacturer or transporter for the expected module length, width, height, weight, carrier configuration, ground clearance and turning requirements. Include roof projections, protective wrapping and any temporary transport framing.


Do not design from the floor-plan dimensions alone. The delivered load and vehicle combination can be much longer and taller than the house section itself.


Check the road approach and entrance

The first turn may be the hardest. Review lane width, traffic speed, sight distance, shoulder condition, ditch or culvert, gate width, mailboxes, signs, opposing trees and the space a tractor needs to swing before the trailer enters the driveway.


If work is proposed within a state-maintained highway right-of-way, VDOT land-use requirements may apply. VDOT identifies a private-entrance installation permit for entrances serving no more than two private residences, among other qualifying low-traffic uses.


Map every turn and pinch point

Measure entrance width, curve radii, grades, cross-slopes, narrow cuts, walls, fences and transitions. A route may need temporary widening on the inside or outside of a curve. Soft shoulders can collapse when a heavy trailer tracks off the improved surface.


Use a route plan or swept-path review for difficult sites. A transporter’s site visit is far more useful when the proposed foundation, crane and driveway are already shown on a current survey or concept plan.


Look up, not only down

Confirm vertical clearance under utility lines, telecom lines, branches and structures. Include the height of the module on the carrier and the effect of road crowns or grade changes.


Never assume a line can be lifted or moved on delivery day. Utility coordination, tree work and traffic control can require approvals, specialized crews and lead time.


Evaluate grade, traction and transitions

A truck may be able to climb a grade but still bottom out where the slope changes. Review crest and sag transitions, turning on grade, surface material, drainage, winter conditions and the ability to restart after stopping.


The access must support the carrier, crane, concrete trucks and other heavy equipment without pumping, rutting or losing edge support. Temporary stone depth and subgrade preparation should be specified by the responsible site professional or contractor.


Confirm culverts, bridges and buried structures

A culvert or private bridge must be suitable for the expected loads. Also identify septic components, utility trenches, tanks, vaults and drainage structures that heavy vehicles must avoid. Do not route delivery equipment across an unverified structure.


Plan staging and crane setup

The transporter needs a place to wait, disconnect or align. The crane needs a suitable setup area with adequate reach, bearing and outrigger clearance. The most direct module path is not always compatible with the best crane position.


Keep permanent utility equipment, light posts, wellheads, landscaping and stockpiles outside the delivery and crane zones until the set is complete.


Separate construction access from the final driveway finish

Build the entrance geometry and load-bearing access when needed, but consider delaying delicate final surfaces until heavy construction is complete. Define who maintains the route, repairs weather damage and restores widened areas after the set.


Schedule a delivery-readiness review

Before the modules leave the factory, confirm permits, route conditions, weather limits, site drainage, entrance, overhead clearance, staging, crane pad or position, foundation inspection, safety zones and a plan for immediate weatherproofing.


Document the review with photos, dimensions and named responsibilities. If conditions change, tell the transporter and set crew before arrival.
